Documentation First
No property enters our portfolio without a preliminary title review. We catch problems before they become costly surprises for our clients.
We combine local depth with a service standard usually found only in much larger cities.

Astronomymeadowq was founded in 2016 by practitioners who believed Malindi's property market deserved a higher standard of agency.
Malindi's real estate market is genuinely distinct from Nairobi or Mombasa. Coastal land law involves a mixture of freehold titles, long-running government leases, and community land arrangements that require specific expertise to navigate safely. International demand from European and Asian buyers runs alongside domestic investment from Nairobi's professional class, creating a market that moves at two different speeds simultaneously. Astronomymeadowq was established in 2016 specifically to serve this complexity. Our founders had each spent years working in property transactions on the Kenyan coast before recognising that clients consistently struggled to find an agency that was both locally embedded and professionally rigorous. We operate as a small, specialist firm — our current team of five advisors, legal liaisons, and administrative staff deliberately limits the number of active client files we carry at any one time. This is not a constraint; it is a deliberate policy that ensures every client receives the full attention their transaction demands. We have completed over 120 transactions since founding, across residential sales, commercial plot transfers, long-term rental agreements, and development-land consulting engagements. Our average client relationship extends beyond the first transaction — many buyers return when they are ready to acquire a second property or require a valuation for estate planning purposes.
Concierge service means doing more for fewer clients — and being clear about what falls outside our scope.
Every engagement at Astronomymeadowq begins with a detailed briefing call or meeting. We listen before we recommend. Once we understand a client's objectives — whether they are time-sensitive, budget-constrained, or patient investors willing to wait for the right asset — we construct a search or marketing strategy that fits that reality. Our advisors provide written comparative market analyses for every property we recommend, drawing on transaction data from the Malindi area rather than national averages. We coordinate with registered conveyancers and licensed surveyors; we do not perform legal or structural assessments ourselves, and we are transparent about where independent professional advice is required before a commitment is made. We also do not promise outcomes that depend on market forces outside our control — rental yields, resale timelines, and land value appreciation are presented as informed estimates, not guarantees. Clients who need a quick transaction with minimal involvement may find our structured, documentation-first approach more thorough than they require; in those cases, we are honest about that fit before an engagement begins. Our emerald-fresh office on Lamu Road is open to walk-in enquiries from Monday to Saturday, and we welcome video consultations for clients based outside Malindi.
“Astronomymeadowq handled the sale of my late mother's plot in Mambrui over a period of eight months — a transaction that involved disputed boundary records and multiple family members. Their advisor managed the process with patience, kept every party informed at each stage, and delivered a clean transfer in the end. I would not have attempted it without them.”

Four operating principles that shape how our team behaves on every file.
No property enters our portfolio without a preliminary title review. We catch problems before they become costly surprises for our clients.
A single named professional owns each client relationship from start to finish. You are never passed to a junior colleague at a critical moment.
We update clients at every material development — not just when there is good news. Silence from an agent is one of the most common complaints in property transactions; we treat it as unacceptable.
We advise sellers on realistic asking prices even when a higher figure would temporarily please them. Overpriced properties sit unsold; accurate pricing delivers results.
Our team is available Monday to Friday, 08:30–17:30, and Saturday mornings by appointment.
